
Sea Breeze Properties LLC. is a full service real estate development, investment
and management company, specializing in creating unique real estate development
opportunities in San Diego County. Its President and founder, Gary Levitt,
is a Chartered Accountant and CPA. He has been involved in real estate development
since 1984. As a partner in a locally based commercial property development
company, Joseph Development Company, he was the principal manager for over
$120 million of commercial development and construction projects, all from
project conception, through design, construction and lease up or sale. Joseph
Development had a particular focus on build-to-suit projects, performing this
task for tenants ranging from 30,000 sqft up to 110,000 sqft. These tenants
included local as well as national tenants. Since 1994 Gary has been self-employed.
He was a principal in a technology company, DR Technologies Inc. facilitated
the ‘incubation’ of new businesses, and then helped these companies
grow into self-sustaining companies. At the same time he created the Sea Breeze
Properties family of companies, which due to their success and growth required
him to reduce his involvement with DR Technologies and concentrate on Sea
Breeze Properties LLC on a full time basis.
Sea Breeze Properties’ philosophy is to focus its investments geographically
in the coastal areas of Northern San Diego County, and then to concentrate
on those properties where creative thinking, local knowledge and foresight,
all combined with experience and hard work will enhance value and long term
appreciation for its investors. Sea Breeze Properties LLC works closely with
the local Community Planning Boards and neighborhood groups to obtain their
support behind its projects. This approach has often forced us to rethink
our project plans, but has always led to a more successful and better project
for all involved. In addition, significant effort is expended to understand
the opinions of the local city planning staff, to ensure that the issues of
importance to the ultimate decision makers are addressed. In this way, strong
long-term relationships have been developed, and will continue to be built
upon for years to come.
Personally, Gary has contributed his experience and knowledge back to the
Community by becoming involved with the Community Planning Groups in his neighborhood.
He is a member of both the Del Mar Mesa Community Planning Group as well as
the Carmel Valley Community Planning Group. This ‘hands-on’ involvement
enables Gary to remain familiar with the land planning in the neighborhood
where Sea Breeze Properties has concentrated most of its projects. This involvessment
at a local level, which involves a significant commitment of time and effort
provides personal rewards through the satisfaction of making a contribution
to the community in which we live and work, while also helping the company
to remain familiar with the latest thinking and trends prevalent at the community
level as well as at the City Of San Diego Land Planning Department.
